We live in a society that you can earn money anyway you can think (driving a car, delivering food, charging a scooter overnight).

Now they all have cars but the problem is many do not drive 😀.  

And even further, the minimum cash down is about 25% although I'm looking to put down more to drive up the monthly cash flow.On your other calculations, the current management company I use to manage my portfolio takes 10% of the monthly gross cash flow (and they are really good at what they do so I'm I love the no headaches).

Too many fish in the pond driving the prices up with people willing to buy places at a 4 or 5 cap.

This investment didn’t meet all the criteria as a flip as appreciation was a huge factor.

The three major factors are money, time, and skill/drive, and you always hear people say bring at least two of those factors to the table. 

Otherwise you have to factor in the cost of the value-add rehab into the equation.

That’s a psychological barrier, not really a relevant factor but we’ll see how people react.

Always try to improve the exterior and make a good first impression of those driving by. 

I think it works better in some states than others.I'm always up for exploring options with lower rates, as long as it doesn't increase the hassle factor and risk significantly.
