You need to think about access easements where you will require them if you build other buildings to allow multiple points of ingress and egress.I can't really go over all that is involved as it is highly extensive in scope.

I have heard of many instances of banks creating roadblocks the day before closing.  

The house is a total dump, but the area is perfect (I've researched this area extensively and have been searching for a while) and the property itself is zoned for 4 units.

Nor am I familiar with exactly how extensively written your lease may be.However, I set up my lease carefully though I did not personally have it written via a lawyer - but my lease is clear and lengthy and if a tenant violates a provision I can declare the lease null and void and end the relationship. 

We do have extensive GL.

When an emergency comes up, there would be the money for cap ex, repairs and vacancies to fund a loan if it was beyond the monthly money set asides for those instances.
