That being said, if you've never done a syndication, I recommend partnering up with someone experienced to do it the first time around.

The market expansion that we have experienced over the last decade has been built off of solid economic growth rather than lose lending by the banks. 

I’m by no means an experienced investor but I have never heard that the interest rate between residential multi family interest rates are different.A broker told me the interest rate for a 1, 2, 3, 4 are all different.
