The cliff notes for leasing the land to dweller are 1) they need a large enough flat space to put the unit with proper setbacks (about 26x45 I believe... typically in our area that requires a 5,000 square foot lot), 2) dweller will pay for the install including permitting and bringing in utilities but the owner has to remove any landscaping etc to prepare the site, 3) dweller has a land lease with the property owner that allows them to rent out the ADU (of which the property owner gets 30 percent of the monthly income (gross I believe)).

Thank you for your reply Allyssa, according the seller’s financial, expenses includes gas, electric, water and sewer, trash removal, maintaince, offsite management, taxes and insurance, landscaping, pest control.

The property address is 417 Montgomery Ave, Ann Arbor Mi 48103.The city did say it was zoned multi-family and allowable building expansions are allowed to be 5 ft from each side from the property line and 30 ft from the front and 40 ft from the back so there is definitely room to put more/expand.

Let me ask you this ;Does that local market area allow for you to possibly bump the rent up to say 575-600 a month if it had some money ( say 3- 5k) put into it for things like landscaping paint and other cosmetic upgrades ?
