You cannot make the excuse that I do not have money and so I will wait to buy houses when I have money.The #1 thing that holds people back in real estate is the mindset that you can do it all yourself.

However if they have a excuse for paying late, medical bills, bank mistake, food, and you excuse it there is no point in even trying to train your tenants since you do not have the ability to inforce your own rules.

Thanks to our marketing plan, we have completed 3 deals with this investor in 2 weeks.A rent to own - we kept a majority of the down paymentJust moved a renter into a property he owned with a deposit (this was our first deal actually)And one more rent to own - we kept %40 of the down payment.We were flexible enough to go with the flow. honestly we were using the drive by time as a excuse to get outta our house's.

If you did get someone of the phone, lots of excuses and promises were made, but there was never any follow-on action.

That eliminates one set of excuses for late payments.
