(My opinion)Also, if you only do one deal every 3 months and you have already taken $18k of profit from that deal, the rest should be going to the cash investors unless the total profit on that one deal was in excess of $36k.

From a 'pure math' standpoint, if you can invest that excess cash flow at a higher return than your mortgage interest, then it makes more sense to reinvest it than to pay off the mortgages.We don't really live by pure math, though.
