Generally speaking, a portion of the cash-out refinance will go towards refinancing the hard money loan, and the excess proceeds (the cash-out) will go directly to you.Using the following example...Purchase price: $100kRehab: $50kARV: $225kInitial hard money loan amount (90% LTC): $135kNew cash-out refinance loan amount (70% LTV): $157.5k$135k of the new cash-out refinance loan amount would go towards refinancing the initial hard money loan, and the remaining $22.5k would go to you.Essentially, if I am not going to fix and flip it, but take out refinancing on the property, will paying back the hard money lender come out from the equity pulled from the refinance?
