You do not want to make it so complex that you can not enjoy it.In addition if you make the structure too complex you will likely make more mistakes.

I keep telling myself that It will be the difference in my family (wife, 6 yr old daughter and 3 yr old son) enjoying life year round or struggling through those lean slow months.

Just like anything else in life something’s you can do your own and some you hire people or companies to do it for you no matter what line of business it is.You have to ask your self how much your time is worth if you do it your self versus hiring someone else do it for you, while you concentrate on what really matters to you so you can enjoy what’s most important in your life.

IMO a roof has NO ENHANCED VALUE for the simple reason that the bare minimum buyers want from a house is a ROOF OVER THEIR HEADS, and a house without a roof, or with a visibly damaged roof is unsellable.
