I understand that for this to have the opportunity to be successful, I would need to make sure this didn't break any lease agreement, but aside from that I'm interested in the details. 

Are most talking pictures/videos to document conditions of property as well?

I discovered BP through videos on YouTube funnily enough started watching the Morris Invest videos and when I did some digging on them ended up here. 

@Matt Snow Wow, someone after all this time finally answered my question in full detail with not only legitimate responses but intelligent ones which are cited sources.

If you can get 34% returns on and investment of 13k it seems like a no brainer but there are obviously other details that we don't know that you have probably taken into consideration.If you have fixed mortgages and you are cash flowing $1000 per month with the two you have, even if this one breaks even it seems like a good deal.

Hey McKenzie, My Husband and I are looking for our 3rd and did a BRR for our 2nd... would you please send me some more details like location, pictures and I would be glad to share some of what we have learned and talk deal. 

I am keeping my ear out for group meet ups, and once i find them i will let you know the details. 

Just have a lawyer make a joint venture contract where the details are spelled out.

I can find that out with a little more research, but my main concern is that I don't know enough about certain terms or details.
