Hi BP CommunityI am moving and would like to keep my current house and convert it to a rental; however, I need to pull some equity out of the house for the down payment on my new house.

I’m currently in a duplex that I house hack and the tenant’s rent covers my property taxes, my water and sewer bills, and almost all maintenance costs.

In my business ( currently building out a 90 home project in Oregon ) I hired the GC to build per door..

We have so far removed all the stuff, gutted almost the entire house, and are currently stuck in permit jail working on the septic relocation.

The property is a farm that has been in the family for about 80 years and is currently held by a family member of deteriorating health. 

How do you handle the difference between the original last month's rent and the current rent?

I agree, it is a great option for people like me with a little baby portfolio.What's next (right now): we are currently working on flips.
