As-Is means different things across the country - in our board contract in Chicago, as-is simply means you can't ask for repairs, but you can still outright cancel.I'd also like to see the termite section of the report.

Mind you, if interest rates were ever to return to a normal level in the US or Canada (something like around 6%), the property market would inevitably tank as it did in 2007-8 as the CAP rates are generally currently below that interest rate level.Short-term rentals work great in Mexico because of much lower property prices, operational costs and taxes, potentially higher income and no (danger of) unfavourable short-term regulations.BiggerPockets is awesome but it's mostly US-centric and you cannot copy/paste everything when investing in another country.

Thats a tiny deal, I also would not expect to find any agent who crosses borders and has such a large area and does small properties.

Seems it would be a tiny market of unique situations like some famous doctor coming from another country or something and want a place to live while they settle in, and look for a long term solution.

I also made a claim at housing is key as a landlord and they cross linked them but every time I call, they say it's in review.Can I post a 3 day notice to pay or quit ?

Close proximity works on paper for  comps but in the real world even a 1 mile radius might include having to cross a major highway to get to the beach and different zoning that doesn’t allow nightly rentals which impacts the value so much that it might as well be in another state.
