It's listed at $19,900, is a 3/1 and from we can tell it needs a furnace(stolen), appliances in the kitchen, a fresh coat of paint a quick clean up.

@Gabe Gordon I have had some success with purchasing the asset first with cash [private lender, LOC, etc] as Frank Romine mentioned and then refi once I have control and have clean up the property so it will appriase more.

If you don't do that already, it's a good practice.On the other side of it, however, I expect my tenants to leave the place in basically clean, broom-swept condition, but I've never specified window washing.

In addition to the good responses you have already received I would suggest you charge a higher monthly rent if you decide to lease for 6 months (plus 1 months deposit as already stated) instead of waiting for a suitable applicant for 12 month lease because you will have cleaning/releasing expenses at a minimum when the 6 month lease is up.
