But when you have outside marketing agencies selling to folks that have no clue and they get big dollar signs and make huge mark ups and never even set foot there .. well you get what you get a poor NZ investor who probably has lost ALL his money probably paid 2 to 3X what the property was really worth to a local and is pissed..and I don't blame them.

So tear it all out and start over with fresh drywall.A 10x10x8 foot kitchen will take about 10 sheets of drywall @ $12 each (use the 5/8" in rentals... it's sturdier).

If the land next to the property does not have one inch of fall per foot for the first 3-4 feet from the foundation, you could have future foundation issues that can cost 10's of thousands of dollars.

I would probably try and locate it near the blower so that it is less work to hook up and it would also be less easy to steal if it's mounted on the building or on a roof and out of reach.Looks like these units come with a 16 foot line set and it's $25 to add the brackets to mount the unit to the side of the building.

If you are someone who lacks experience in estimating rehab costs yet you can reasonably predict ARV and calculate the discount you want to buy at, is there a method for doing a rough estimate of rehab costs such as using avg. rehab cost per square foot for your farm?
