Hello BP,I've renovated a few of the units in my apartment building, and I've been able to find (mainly just by luck) great people in every trade...except for electricians.They are either great, but flake out on me, or great, but charge me and arm and a leg for even the smallest things.

I do want to do some advance leg work to make sure this is a realistic option for me and that there are still opportunities in the market for people who are just getting started..

As you stated, acquiring a property in an LLC does require some extra leg work. 

Every problem has a solution, and there are a bunch of nay-sayers out there who will try to chop the legs out from loftier goals than their own.

It teaches them so many things about responsibility and money, not to mention giving them a huge leg up in the world.  

At some point the music will stop and I want to be on a beach somewhere when it does instead of looking for a chair.  

If it's near the beach, I would ensure they have toys they can bring with them (paddle boards, floaties, shovels and buckets, beach chairs and towels, coolers, etc.).

However even if this is the case the leg work and process seems pretty lengthy and I'm sure I won't be able to get the property under contract at the same amount with the tax lien buyer.
