First I would never buy a property that wouldn’t cash flow as an LTR.

In the future, I will also be scanning my buyers much more in depth to make sure this does not happen again and that they are legitimate cash buyers, not just someone jumping on a good deal.

IMHO and all things being equal, this route would be the fastest way to cash flow and scale.  

It might be best to divide your cash from the sale into a down payment for a new primary residence and a down payment for a cash-flowing property in the area.
