these are the some of the items I've used and have seen other lenders use. 

When you have enough proof before you file for eviction based on breach of lease then do an inspection of the property -- take pics of all his personal items throughout the house (toiletries, dirty laundry, clothes in closet/drawers, etc...).

@Douglass Belt - I don't think you will ever have a lease that will capture every possible sticky situation.

There are many management items that can really make the difference between treading water and sinking.

Paying all cash for a rental that you plan on holding is a fool's game (unless you capture massive equity and don't plan on holding long term).

In series circuits, the voltage is split among the different items along the circuit, and whenever you turn off one item, or unplug a device, power will be lost to everything on that circuit.

Fixing things later costs more money.Fully understand every detail and budget line item of your builder's proposal.

Your PM may overlook items to fill a unit more quickly

If you can get it for 20k plus past due items you stand to make a bit of money. 

These items are taken care of quickly because that's the attorney's job.
