bear in mind, it's expensive to move. likely cheaper for your current tenants to stay put since they'll have to pay market rent elsewhere and pay the cost of moving and resettling. 

With all the research we've done, we just want advice as to whether buy multifamily in Houston, Tx, vacation home in Big Bear, or buy multifamily in orange county vs anywhere in California. 

Factor that into your cost calculations beyond any initial downpayment, local pricing/regulations market research, connecting to area contractors, and furnishing your rental with something other red plaid and stuffed bears.

Other factors that will influence your decision could be, are any properties more than 4 units., are any in poor condition, any coastal or windstorm issues, fire protection of the locations, etc.I believe Loss of Rents is an important coverage.  

An LLC has no bearing on your taxes, but if structured and used correctly, it might protect your personal assets. 

I am purchasing a vacation rental in big bear CA, and wanted to find a CPA experienced in short term rentals to help me bookkeep, and possibly form a LLC/ Scorp.

@Jake AndronicoI have considered that, but I can't bear to pay the capital gains and recapture tax.

Similar to the market which has bull and bear runs, real estate is also cyclical.

I'm a massive bear on the multifamily space in 2024, and not afraid to say so.

Bear in mind that the windfall is all i have and is only enough for one property.
