There is a $155k loan on the house, so my strategy is to offer $50K cash and a "subject to" arrangment for the loan. 

@Jeff S.If you pay your mortgage on the 3rd or 4th day of the month this will have zero affect on your credit score.Lates on your credit report are reported after something is 30 days late.As mentioned before you can also call your servicer to arrange payment due on a different day.

yes thanks Donald--I'm wanting to convert a duplex into one SFH.And I'm just spitballing at this stage, though I'm getting ready to complete one regular renovation in about six weeks and I'm thinking about the next project.

My father recently been diagnosed and is battling stage 4 bone cancer in july of this past year. 

I'm new and I'm learning about the real estate  business so I'm in my buildings relationship stage.

I presently have two properties in the negotiation stage that I should have contracts on in the next day or two.  

Can't really base that on closings unless they are in some partnership arrangement, not sure if the OP is ready to go there yet. :)
