Depending on when it was installed, it could have a stabilizing frame or could actually have sand holding it in place.

In terms of actual areas in the bay, do folks recommend one of the following:South Bay <SC, Sunnyvale>; East Bay <Berkeley>; TriValley <Dublin> or SFOr would you recommend sitting on the sidelines, wait and watch, and do a HYSA/CD to see how/where the market heads ?

Most BRRR investors in these forums equate return of capital as a success which is is not indicative of actually realizing a gain, especially in low barrier markets.

Really need the actuals and put the numbers through stress tests. 

Ask if the person you are dealing with is actually the one who is listed on the contract as the buyer, or an LLC of their's.
