For using leverage to acquire properties, did banks, lenders, mortgage brokers, or potential partners require that you held a college degree in order to secure the loan that leveraged your properties?

I just got back from talking with the bank about my situation. 

You're looking to purchase $600k worth of real estate and only $15k in the bank so you'll have to come up with something creative.

One access I found to a private lender required $15k in the bank before loaning out money, which I don’t have.

Other than Quit Claim deeds, many foreclosure auctions show a $100 price when going back to the bank.

Will I be expected to show that I have the rehab costs already in the bank?

If the property's proceeds go into a US bank account does that qualify as non-US situs?

Many of my plan's decisions can be deferred (I'm trying not to overwhelm myself with planning specifics) but it seems like if I need to show specific experience to a bank, I'll need to start building out my resume at some point.My next step is to increase my cash savings to prepare for a purchase in 2019/20.Any books you'd recommend?
