I’ve purchased 2 SFHs in the past two years, and the one I bought in 2017 is up $50K in value.However, the current seller’s market is overpriced and my realtor confided to me that investors aren’t buying as many investment properties as in previous years because the rents aren’t keeping up with the rising home prices.

I commonly hear, “As a realtor, we have the clients best interest in mind and will do whatever it takes to find the home of your dreams” vs. what you are saying as “We’ll only show you houses that we make enough money on”.

I tried to have the home warranty people come out at the recommendation of my realtor and as expected it cost me $60 and they can't do anything until it is broken and will just put bandaids on until it is completely broken.As he was leaving though he stated he knows a guy that can give me a used a/c unit if I needed.
