I met with the owner and found out that the house has been tied up in probate for 5 years and he stated that it was just resolved in June of this year. problem is I cant find a good deed or any information that would show this person who was the son of the previous owner as being the owner at this time or any one else the only deed that I can find is the deed that his mother had on the property.

What do you do if she goes into a nursing home but MAY be able to return? 

Presently I am a registered nurse and a nursing instructor.  

A friend that happens to be a landlord told me the renter is responsible for the cleanup b/c this is a nothing to do with the house, it was mother nature.

The owner stipulated that the purchase price was $140,000 (one acre lots in the area go for $47,000), but his very elderly mother got to live there until the end.

And you're still very much at the mercy of mother nature.  

Her client's mother has her house paid off with a second mortgage of $50k on it, which she now owes $45k on still.

My mother owns some properties that she has had for awile and no longer wants them.

The seller inherited it from her mother but the house hasn't been through probate yet.

We have several tenants with unmanageable teens (all working single mothers) who are at their wits' end.
