That being said, I was reading Frank Gallinelli's book while ago and I realized I didn't really incorporate NPV into my formula for CapEx, equity value, cash flow etc.

Because this is all very new to me, I was hoping to reach out to the BP community to confirm the website for the auction - www.waynecountytreasurermi.com - I'm not from Detroit, or Michigan, and am a little thrown off by the ".com" nature of a government website.I know this probably seems like a newbie question - but I'd like to confirm I'm registering 10k in the right place !

That's why my lease does not say who to install shutters, and there is also the "...not responsible for any natural disaster..." clause in there too.

The extra money the seller has on the line is usually a great motivator.Being a conservative investor, the one thing that would stop me from closing (even with a good escrow agreement and plenty of cash to cover the cleanup) would be a situation I considered to have a reasonable risk of someone getting injured or killed due to the nature of the material left behind and easy access to it.

And do you charge a service fee for any calls even if its just a natural breakdown of an item (ex: a dishwasher)  or only charge a service fee if its obvious misuse.
