Consider hard money or a private loan so you can buy with cash... which then allows you to finance immediately after rehab, instead of waiting 6 months (google "delayed financing" if you're not familiar).

For a BRRRR, if you have cash for the initial purchase, that's definitely the best way to buy, not just because you can negotiate better (actually WAY better right now, with credit harder to get), but also because that allow you to get your mortgage immediately after rehab (google "delayed finance").
