The people who buy multis know how to evaluate, negotiate, and put under contract, so you'd have to be very very good to get a deal for them with margin in it for you.... probably not the best thing to bet on without more experience.Oh, and that deal I lost money on?

Your best bet would probably be house hacking as you can try for down payment assistance and use an FHA loan to put only 3.5% down to get into a place and then live in it and rent it out if you get a duplex, triplex, fourplex, or rent out the other rooms of an SFR.

The Note can be secured with a Mortgage (or Trust Deed) on the property.I suggest talking to a title insurance company or real estate settlement attorney to help walk you thru the paperwork.If you have a situation different than I've described, all bets are off.
