I chose this area for several factors while researching places to invest and as you all know there are tons of places in this country to choose from.

I'd been told about $300-500 as a ballpark figure, so was just looking for numbers from those who've done it.I'm out of the country and haven't seen more than two pictures of the porch.

I love the look but have concerns about ordering a house from outside the country. 

Helena CA  ( napa county wine country) just had a sting for unlicensed contractors.they used a bait house.. did craigs list adds etc.I can see the RE department doing the same thing.BAit house  get these wholesalers to come over and tell them their 200k house is only worth 80k lol

You don't have to live in Nashville, but let them know how short term rentals have made an impact on your travels around the country.

Its NJ in General, highest property taxes in the country..

That would be by far the absolutely lowest rate in the entire country....which is why it's setting off alarms for me. 

In response to many BP conversations we've had and phone calls we receive regularly regarding management services here in Indianapolis, we found that many out of state / out of country investors are not aware that in the state or Indiana, you must hold a real estate license in order to provide management service for third parties.  

Investing and speculating are two entirely separate topics.Clearly in this area of the country investing for cash flow is not conceivably possible if the numbers as posted hold true.
