There are very strict rules for Dual Agent.I would suggest get a buyer's side agent if you have not done this kind of deal before.

You'll also need to find some handyman or contractors that can help you get the work done.

Once you get a mortgage later, that home would have to be bought personally since only people can get mortgages. 

However, depending on who you talk to, there's speculation that it may or may not be extended with whatever new legislation gets passed for tax law changes.
