The way I think of my real estate investments when I started was the same way most people think of their 401ks or IRAs.

I contribute that much monthly any way as my side business helps to get me where I want when I retire. 

I agree with Greg, one lesson is to do everything yourself.

For me it boils down to more of a personal decision - can I afford two homes, do I want to have two homes and the stress of it, or just take my money out of one and put it in another.

In order to do so, I would need to do a cash out refinance of the first property, and was told I can pull out $80,000.

@Alec Jacobs I have basic low/no fee business checking accounts.

So, as a buyer I would not want to spend money before having a contract.

Hello i bought a house for 75000$ and can get a loan on it for 155,000$  My question is hypothetically if i were to only get a 20,000 Loan From the 155,000$ loan and never pay it would they foreclose on my property and i would loose it for not paying the 20,000 Loan?

Regarding finding discounted deals......That is the reason why I started a wholesaling business.
