How can I help a homeowner that does not have equity with automatically referring them to short sale or what not?

Even those who are not successful have something to teach you, usually that's what "not to do," but they still have something to teach. 

Of course they want us to pay cpl of hundred dollars for training sessions and what not but i did learn couple of new things that i would like to discuss. 1.

Although I'm looking to invest out of state, I'd love to network with local folks just to hear war stories and what-not-to-dos!

hello Michael tanxs for advice, Im also contractor in this firm of home remodeling just by having a walk true a place i would know what the home would need in repairs or what not, how ever I do have a good team of cash buying " Investor " and just for the record, im not from San Antonio TX.

Also you must be aware of your Electrical capacity load and what not.
