Like it or not, AirBnB has helped homeowners and renters subsidize and/or make returns off housing by subletting to vacationers and short-term renters.

I have flipped in Joshua Tree and looking to do some ground up construction in the area...Joshua Tree is a trendy area, good for vacation rental and Airbnb.Yucca Valley and 29 Palms is an owner/occupant area to monthly rental to locals... vacationers prefer not to stay in these area...

I prefer to invest in vacation areas where the economies are driven by vacationers.

So there will HAVE to be a sizable reduction in costs / employee count for many of the theme park, dining, convention and entertainment establishments as they learn how to be profitable with fewer customers.A reduction in jobs and vacationers will put downward pressure on our local real estate values I fear.  

I think, YES because the Smokies market is dependent on vacationers and does not have the stability that having a large population base of primary homeowners provides.Should you runs your numbers, using 2020-21 Gross Revenue? 

We originally had our units as STRs, but switched to MTR and appreciate that it is lower maintenance due to less turnover and lower tenant expectations (not vacationers).

I figure I can rent the 2 bed unit for $100 a night to vacationers meaning if I can rent it on average 10 days a month, I'd come out on top.

It is in a real estate market that is not only driven by vacationers but also by military buyers/visitors.
