I would rather build a single tenant STNL all in at a 9 to 9.5 cap rate to cost and sell it at a 6 cap and make close to the same spread.Turning multifamily around sounds easy but it is a massive undertaking so the upside has to be really large to make it worthwhile.Cap rates could change between the time he purchases the building and the time it could be re-leased up possibly evaporating his equity upside potential.

Lessons learned so far are 1) make sure you can afford the holding costs as you undertake a project; 2) unless you trust the contractor, don't trust the contractor; 3) be actively engaged in the project, learn what needs to be done and how to do it, and ensure you and your contractor are on the same page; and 4) be patient.

She did the turn cleaning also and was paid per unit for that 150.00 a unit 1 br. she got 300 off her rent for caretaking,  for emergency type of lock out calls I had her do that also. paid per occurrence.. not many.If you want maintenance for that size building I'd check with a company that does it on an on call basis,, a 20 to 25 unit building isn't a huge undertaking and your either going to get someone that's under qualified to do most as a live in and over compensate him or call a vendor as need presents .
