What would be interesting is if through these regulatory reviews, a number of Sub2s are uncovered. 

Originally, I was going to at least say something nice like appreciating him for going to the bank and wiring the money, But on second thought, this is the money that ABC owed me for months, why would I be so nice?

Sorry to hear about the issues you uncovered however I am on the side of its your mess to deal with now.

A simple google earth drive down the street will uncover that.I have 17 rental myself and if the homes have gutters, I will keep them if they are in good shape, but I have removed quite a few over the years as the house naturally drains fine and the amount of trees on the lot constantly fill up the gutters.

There are a couple of run down buildings and a not-so-nice apartment building just south of that house (and a liquor store at the intersection between Wheeling and Rosewood -- not horrible by any means; but you just don't get a "neighborhood vibe" right there.

My fear is that I will get into a flip and uncover something totally unforeseen.

I have spoken with people here that are just so nice, supportive and helpful!  

Also, look for subtle things on the outside of houses because you may uncover a seller who is motivated to sell for reasons other than maintenance neglect suggests. 

During my research I uncovered a lot of interesting data on similar recent sales and current inventory.
