House hacking is the best tried-and-true method for new investors in my opinion.

Add the financing challenges and that you existing structure likely will become rent controlled.  

To become a true business owner or investor, you need to leverage your time through others.

I am seeing more bureaucracy like inspections and fees, which I can understand because some people let their places become true hazards.I do agree what @John Underwood said and would consider lawyering up. 

Always prioritize cash flow – Even if you don’t need the income now, properties that cash flow will be much more resilient during market downturns or unexpected challenges.
