It would be helpful to know what state you're a resident of and where your properties are located...There's a lot of moving parts here and this decision should be the product of deep conversations between you, your CPA, and attorney, as there are current and future legal ramifications to adding your wife to the LLC.

You can install either multiple smaller systems or a larger, multi-headed (multi-zoned) system.Regardless of the heating or cooling system you install, your biggest bang-4-buck will come from air-sealing and improving the building envelope ... this can be a simple as replacing weather stripping on doors and windows and caulking trim to adding additional insulation to the exterior (or interior) of the wall assemblies / attic space and replacing windows and doors.You should probably start with having an energy model {aka heat loss analysis} performed on your house which will identify the current energy losses and the measures you can take to improve the performance.

The house we are completing in San Clemente, though listed at $1,899,000, was designed with the thought that someone might want to purchase it for a luxury vacation rental, so we made sure rooms were spacious enough for bunks, plus added two separate loft spaces that would hold wall beds or sofa beds, in addition to adding additional view deck in the common area.
