I'd ask around some GC's that are higher level they may have some decent project management/financial tools if they're at scale.

But that depends on the level of rehab, price point and so on. 

Showing a level of expertise to do something hard or exciting certainly piques the interest of a guy with money and no RE experience.We lived in Houston and self managed properties in Oregon and Maine that we snuck away to in the summer.

@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in MexicoI probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it 

My thought was that since I was simply loaning him money and wasn't otherwise involved that that offered a level of protection as well.  

@Elisha JohnstonFrom my experience, San Antonio is a great market for cash flow, with entry-level homes typically ranging from $200K to $250K and steady appreciation around 3-5% annually.

It’s great to have someone with your level of experience and diverse background here.

Try to reduce the number of problems you can think of to a manageable level, or instead of a 5 bedroom place maybe go a little smaller with a 4 or 3 bedroom that is generally more manageable and not pack people in like sardines.  

It's probably taken you quite some time to develop a level of aptitude through experience, and it's most likely, well deserved.
