Adding value to deals can help you be a part of them.there ya go you HAVE to have some cash you just wasting time and money looking at deals you cant buy.. first and foremost work on getting some powder in your rifle ..

If you can keep as much of that dry powder as possible, you will be able to really find the best opportunities.

Unfortunately, I dont have enough dry powder to do both to any meaningful degree. 

but either way you have some nice powder to go do something else.I know your probably kidding about the car..

You might end up needed to dump it and save some powder for the next deal...or take on a partner to inject some cash for a buy and hold. 85% is going to be pricey, but do-able. 

This is the time to have dry powder anyway, and I see this all as the same bucket, since it's all cash and cash is fungible.

Keep some powder dry to take advantage of deals when the market turns and to double down on the sponsors that perform on your initial investments.

Then spray baking soda powder.  

For speed & convenience I only use the premixed mastic & grout as depending on ambient temperature the mixed powder stuff has been a big problem.
