It's generally quite stressful and entails a lot of on-the-ground coordination.Luckily, I have great tenants that have most been with me 4-5+ years.

I also don't want to trade one stressful job for another when I'm ultimately working for freedom. 

I was overwhelmed—stressed, frustrated, and feeling utterly powerless.

Is it a real value add or will it add more stress and complication to the manager's already busy life?  

It's really easy to create stressful and costly problems for yourself in this game, and as an investor, your time is much better spent learning and working on your next deal rather than trying to find a handyman on craigslist who will pump water out of your basement in another state at 3am. 

This allowed us to scale easier over time & have much less time/stress involved in building our portfolio.

I say this let you know - while you absolutely can do it "on your own" these are just a few reasons ( mentioned above ) why folks hire managers - stress free!

I think the issue is the stress on certain sectors of housing.

@Clayton SilvaI think you covered a lot of the angles - the answer is “it depends” - every person is in a different situation and stage of life and some may want to pay points and others maybe not.Right now I would not be buying down the loan knowing the fed will lower rates, which should slowly bring down the 10 year T which would then lower ratesFor me I would guess I would refi within next 3 years so I wouldn’t pay pointsIf I thought I was not gonna refi within 5-7 years then yes pay points
