At closing a Note was issued and a Mortgage/Deed of Trust were issued showing the Borrower (Investor's) indebtedness to me, with a Mortgage/Deed of Trust showing my rights as Lender over the Borrower's property.I have received mixed recommendations on this topic and am looking for guidance that is consistent.Specifically, I lent money and had the investor/borrower/property owner place me as "Mortgagee" on their property's insurance policy.

Our properties are a strong mix of appreciation, rent growth and cashflow positive in year 1.Going on 6 years I have never had to even give any late notices, etc. for my northside chicago rentals, it's multiple applicants 700+ scores when list the units online.

If there is a strong offer with high down payment and good purchase price and fast closing or fast inspection periods and no closing costs requested, reach out to the Loan officer and ask any other questions which will not break any laws.ALSO - ANYHING CAN BE ENTERED INTO THE SYSTEM TO MAKE THE DU LOOK SUPER SWEET SO IT REALLY DOESN'T MEAN ANYTHING IF THE LOAN OFFICER IS BEING DECEPTIVE.

I'm comfortable with the value i provide as a buyers agent so it doesn't bother me.The other buyer broker agreement is a standard one that people sign usually for 60-90 days and it includes land, multi, mixed use etc etc.Your document may differ slightly but ours isSection 1.

I think its highly regional.. if your in Napa or Sonoma people go there to drink wine.. so I think it would be no issue.. same with Walla Walla area of E Washington. not sure how anyone drinks those sweet wines  though you get back east LOL..
