I found this deal as an off-market property through my local network in the Hamptons.

If the loan is being paid the seller/previous owner has no reason to want off of the loan.

The property isn't 'cash flowing' but our renters downstairs take $2,100 off our $5,700 mortgage so that comes down to my fiance and I paying $1,800 to live here.

It's a little ways away from Charleston, which has kept it off the radar, but it's starting to become a more significant beach destination.

I get where some people could do it in an odd way that throws off red flags.

At 4% appreciation, that home would be worth $1.35M and be paid off by the end of 30 years which yes, is significantly less than $2M.

You would be better off watching some of the old webinars here on BP and then reading a few books. 

The cash flow that you need to achieve should be based off the rest of your portfolio and your financial situation as a whole.

Or what happened to throwing an agent a couple grand to send off an offer.
