I would think government intervention has a part since interest rates are so low and investors are searching for deals however I do notice a few people in my neighborhood are selling since they are no longer upside down so that signals the general market is kicking in as well.

I am held to a higher standard, and my broker is required to check and sign all paperwork, but the check goes to me, and my broker gets no cut.But my brokerage is VERY investor friendly, and I know most are not.
