My goal is to buy and hold at least two properties before I rotate through the area in three years. 

As much as I want to be thrifty owner/investor, I also don't want to be "that tenant" to my neighbors nor put an undue strain on my family for purely financial reasons.

Maybe this is a D/F class property and all you can ever expect is a rotating turnstile.  ;-)  We really don't know 'everything'.  

They fly into work the afternoon before their shift starts and crash at their crash pad for the night then go and fly their rotation (a day to 10 days depending).

A year went by without me collecting rent and me paying all of the mortgage, taxes and community fees until I had enough it was putting serious strain on my own family...

But if the relationship is strained I personally would just walk away.

Regardless of that emotional stuff and trying to help where you can if missing a couple of rent payments is too financially straining, as someone else mentioned missing a mortgage payment, you are super under capitalized and need to be in a different investment vehicle.

I have an eviction list of about 300 names and was sending to about 100 per week in rotation.

They go MIA quickly if you don't rotate or find a home that's visible but hard to get to on foot.
