Imagine you're an agent who is constantly in the field and for whatever reason has limited or no access to email to expeditiously forward communications and documents back and forth during periods of time-sensitive negotiations, offers, counters, etc.

Very few people do something like that but a terrible feeling.Long story short, rates are VERY time sensitive.

Do a sensitivity analysis on rental rates, occupancy, interest rates and cap rates and make sure your model can stand up to swings and will you still be ok?  

AFCI breakers are a great lifesaving device, but their sensitive nature can really dive you crazy.  

Tell them you're giving them extra time to be sensitive to their situation and so they can look around at other options and decide if they want to stay.
