We did all the research and comps ourself and did not hire either an appraiser or an attorney. 

I did ask that Dmitri send me some example properties that had already been sold or more information that I could use to continue my research.

So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.

I have done a lot of research in preparation for my first real estate purchase but I haven’t heard any mention of banking services that stand out.

True that. 99% of people will stay on the internet, analyzing deals and doing research but when the time comes to pull the trigger on a deal they'll do absolutely nothing. 

I was doing some research yesterday, a typical wildfire generates radiant heat of about 1,500F and with high winds can reach up to 2000F. 

1) They naively expected Class A results from the Class B/C/D property they bought.2) They didn't do enough market research to even know they bought a Class B/C/D property.3) They didn't do enough due diligence on the members of their team: agent, PMC, inspector, etc.
