Plumbing wise city of st pete charges about $1200 for the extra meter and the plumber fee depends on the trench, length and trees they have to cross, I've seen prices in the $4000-$6000 range.

If you want to buy a pre-construction unit I'd rather try to find a project that just launched by a reputable developer (Mast, Related, etc) and buy really early to capture the appreciation that usually happens during pre-construction.

For general real estate stuff (including evictions) I have worked with Harry Kalogerakos, and Raymond DeBates, both are good, reputable attorneys. 

I just spoke to a few funds such as CRE Diversified Income Fund, Land Vest, Toro Real Estate Partners , Allied Land Investment, Phoenix Hospitality but I am trying to find people that have had good experiences investing in any of these or any other reputable passive investment fund with solid monthly returns. 

Are there more reputable lenders for this type of loan?

Generally (and Indiana may be different) the final meter install is done by the master plumber.

Plumbers , electricians , HVAC , need time in the field under a master before they can be a journeyman and more years before they can sit for the test for their masters license .  

Also, if I place bad tenants frequently, I can count on being fired, so what sense does that make to ruin my reputation and lose other business for half or 1 months rent commission?

For BRRRRs, seasoning requirement would be a big hurdle as conventional generally has a 12 months seasoning now.If you're focused on building relationships, the best would be to find a reputable and reviewed lender/broker and talk to the account executives/originator.
