Plumbing wise city of st pete charges about $1200 for the extra meter and the plumber fee depends on the trench, length and trees they have to cross, I've seen prices in the $4000-$6000 range.

If you want to buy a pre-construction unit I'd rather try to find a project that just launched by a reputable developer (Mast, Related, etc) and buy really early to capture the appreciation that usually happens during pre-construction.

I just spoke to a few funds such as CRE Diversified Income Fund, Land Vest, Toro Real Estate Partners , Allied Land Investment, Phoenix Hospitality but I am trying to find people that have had good experiences investing in any of these or any other reputable passive investment fund with solid monthly returns.

For BRRRRs, seasoning requirement would be a big hurdle as conventional generally has a 12 months seasoning now.If you're focused on building relationships, the best would be to find a reputable and reviewed lender/broker and talk to the account executives/originator.
