It’s a newly renovated 3-bedroom, 2-bathroom home, just one block from the ski slopes and four blocks from downtown.The current owner has been renting it out for $30,000 per month during the peak winter and summer seasons.

I'm looking to sell my first home, which I've been renting out for the last 2 1/2 years -- I first contacted my property management company  for seller services, and they initially wanted a year exclusive selling rights.

That leaves me with 2 houses, both rented but one of them needs to go too.All this is close to the end of a dead end street.

To mitigate these risks:*Have an Alternate Plan – Be ready, if the market slows, to rent out the property.

They are a commodity, and owners are competing directly against hotels in this space, so rents are ultra low.

My motivation is to increase my financial literacy and diversify into real estate.I have rented all my life and seek to become a homeowner/ investor to help my family and make their lives easier.

If you are open to value add strategy, small multis have potential for not only traditional forced appreciation but also the ability to see major rent increases.  

So this reason I rented the unit.
