I advance sums to contractors who have proven through experience that they can be trusted.

That would depend on a few factors:How confident you feel in managing the project (as @William Hutch mentioned).How confident you are in recognizing building issues/concerns, and pointing them out.How much time you have to oversee and research how things should be done.

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.

Seeing 3rd quarter 2019 had zero sold, recognize this graph is on a small to very small sample size.This is like buying a $50k car that depreciates to $10k then due to an event (such as Covid) the car is now $20k and saying the car has not deprecated.  

@Anton FiliptsovThey don’t allow anyone inside because it’s tenant occupied and tenant will not allow it and it’s not worth the banks efforts to get a court orderYou can go knock on door and say hello and when they open door see the inside but also recognize you could get shot - who knows.

While we would like to cashflow at some point, we recognize that is likely downstream.

As of Monday 04/22 the governor has signed into law the provision to NOT recognize squatters as tenants any further. 

Recognize being the GC is work, requires strong organization skills (especially with tight timelines), decent communication skills, and design skills.I have acted as GC many times and have done well on these rehabs but I recently completed a large rehab (completed mid May).
