From Excel, I originally switched to QBO, but I had to do quite a bit of finagling to build it properly for my use as a REI.

I also have learned Memphis can be quite spotty (a dangerous block can be just a couple blocks from a good renting location so you really need a boots on the ground agent/team that you can trust). 

I don't plan to do any fundraising, but I'm finding the paperwork and process quite daunting.
