Those types of properties can bring in good returns, but the management can be intensive, and finding reliable tenants for both residential and commercial spaces might take some work.

This is probably the number 3 fear after public speaking and death. 

The combination of multiple income streams (motel rooms and RV spaces) and its location near outdoor recreation and a nearby urban center makes it an intriguing deal.I have experience as a broker working on RV park and mobile home park (MHP) transactions, and I’m currently working on deals in this space.

As for Alexandria specifically in terms of regulations don't take advice from a public forum - look up the laws yourself and make sure you understand them.

Thing is…most of them wait for marriage - need more space, want a two-bedroom etc…

They are usurping your property for the benefit of the public.

So in my mind this is only an advanced way of buying and not at all appropriate for the general public or starter investors who think I dont need much money..  

I currently have 7 rentals units ( two three unit properties, an investment condo and a garage space) Currently I accept many forms of payment including Zelle, Venmo and paper checks.

@Belinda Lopez  very good points many reia's are owned by someone who is making a living running the REIA  or they have a publication of that reia and sell advertising.
