I think it's very tough for new people to understand the real cost of renovating an apartment, house or building. 

These relationship oriented lenders will prove to be beneficial as you grow.

Without a written record of this arrangement, is there a way to claim any compensation for those renovation costs, or would that be difficult to prove in court?

Hi Lauren, as others have said Boise is a great place but a tough market for cash flow these days.

., generally speaking, every North East Atlanta suburban market will be tough to find and acquire cash flow deals (especially with current rates).

Otherwise might be tough to get lending on all that. 

Lastly assignment of rents  Now keep in mind my were residential but getting tenants to pay a note holder is pretty tough and if they wont you need a court order which is usually not worth the time and expense..

@Olga NadalThis is a tough situation, but here's my direct take: If you're losing faith in the investment, paying capital gains tax might be better than being stuck in a problematic deal for years.
