A broken water heater, emergency repairs of any sort make it a losing proposition.

The main issue I see investors run into is when they try move out early and try renting all their units out - it's a tempting proposition but will get them in trouble with their lenders. 

One of them is a residential painting contractor and the other one is a home building contractor.Also, how could I arrange a deal (proposition) so my brother in laws and I can do this together? 

I think the key is in your message: "ensure your SUCCESS" - the only one who can do that is you.99% of the "training" out there is a "take your money, give you some cheer-leading and leave you on your own" proposition.

Manufactured homes are an interesting niche, so I don't want to tell you not to focus here, but the whole move-a-home-during-escrow sounds like a risky proposition (what happens if you don't get approved? 

Banking on that additional value as any significant part of the value proposition of an investment is probably not smart, so any deal in this area must make sense as is. 

Traffic without renters usually = value proposition.

He would be much more reluctant to consider your proposition because when all is said and done – he would still have an obligation of 10k to worry about.

With only your "promise" that you won't disappoint the investor, there is no chance of anyone taking that bait.Advice:  re-think and re-state your position/proposition in terms that will show a benefit to the investor.   

Some will require you to provide information on how the property will be managed and by whom.Also factor in your acquisition, value add propositions, stabilization and eventual exit strategy.
